What’s special about Brunswick Student Housing?

  • We enthusiastically seek to understand the housing needs of Rutgers students and provide them quality homes, that are secure, well kept, and in safe neighborhoods.


I’m interested in renting a property from Brunswick Student Housing, what is the process?

  • By mid-November, we have a good idea of what houses/apartments are available. Email bwinch@brunswickstudenthousing.com, to see if the house/apartment you are interested in will be available.

  • To see the house/apartment, click on SCHEDULE A TOUR, complete form and send.  We will get back to you shortly to set up a tour.

  • At the property, Bill will tour the property with you and answer any questions.

  • If your group is interested in renting the property, each member of the group will need to complete an application ( click on RENTAL APPLICATION above to print one out) and either hand in the application at tour, or email to bwinch@brunswickstudenthousing.com

  • If all the group’s applications are accepted, a time will be arranged to sign the lease and submit the security deposit.

  • At the time of lease signing, the full security deposit, (normally month-and- a-half rent) needs to be submitted. If some members of the group are not able to attend the lease signing, they can sign the lease later, if the full security deposit is paid.

  • The security deposit can be paid in cash, bank check, or personal check, but if the security deposit is paid with a personal check, the lease, signed by the landlord, will not be given until all the personal checks have cleared.

  • Note that a property is not secured until the security deposit has been paid and the lease has been signed by all members of the group. To be fair, a property will not be “held”, and will be secured on a first-come- first-serve basis.

  • First month’s rent is due at least a week before move in date.

Is there a washer and dryer?

  • Yes, all the homes and apartments have their own (not shared) washer and dryer.

How long are the leases?

  • They are 12-month leases and typically start June 1 and end May 20th.


Are the houses and apartments non-smoking?

  • Yes, they are. No smoking is allowed in the house/apartment or outside on the premise.


Parking

  • Once you have signed a lease for off campus housing, on-street parking permits are gotten on-line at the New Brunswick Parking Authority website: http://www.njnbpa.org/ Click on the red, RESIDENTIAL DIGITAL PERMITING box to begin the application process. One of the documents required for a permit is the front page and signature page of the lease, showing your name listed on the lease. If you can’t find your copy of your lease, you can email: bwinch@comcast.net and request a copy.

Internet

  • In some properties, Gigabit internet is included.  In some properties, residents select and pay for the internet of their choice. Services available in New Brunswick are Fios by Verizon (fiber optic 1-855-799-7895), Optimum (1-866-580-1631)

  • Most of the houses use a single wireless router for WiFi, but at 6 Comstock Apt. #2, there is Ethernet cabling to some of the rooms, and an additional WiFi access point on the top floor. We’re always interested in improving the properties, so if there’s a need for Ethernet wiring, or an additional WiFi access point, we’d be happy to consider adding it.

Subleasing

  • As written on the lease: Subletting is only allowed with the landlord’s permission. Before occupying the premises, the subletter must complete a rental application, submit to bwinch@comcast.net and be approved. At the landlord’s discretion, the landlord may waive the need to complete the rental application.

  • All tenants listed on the lease will be fully responsible for any damage the subletter may incur. The tenants are fully responsible for the rent payment during the subletter’s term, and the rent must be paid with a single check, as usual.

Pets

  • As written on the lease: No dogs, cats, or other animals are allowed on the property without the Landlord’s prior written consent. Generally, cats and smaller animals will be considered on a case-by-case basis.​


Safety and Security:

  • Safety and security are priority. There are deadbolts in every exterior door and motion sensing lighting around the house.

  • Smoke detector inspections are done every year by the city of New Brunswick.

  • The properties are inspected every three years by the city of New Brunswick, to be sure all safety and security features are in place.

Repairs/Maintenance:

  • Please submit repair requests or other concerns to: bwinch@comcast.net Normally, you will be given a days’ notice for normal repair and maintenance work. We respect your privacy!

  • For EMERGENCIES such as water leaks, please call or text any time at (908) 208-7802


Snow removal and lawn care:

  • Snow removal and lawn care are included in the rent. Lawn care and shrub maintenance are performed on a regular basis and snow removal is performed on an as-needed basis.
